Retirement Visa (Non-Immigrant O-A) — key requirements
- Age 50+ at time of application
- Bank funds must be seasoned — held for 2 months before your first application, 3 months before each renewal; after the first 3 months post-approval, the balance can't drop below 400,000 THB for the rest of the year
- Health coverage of at least USD 100,000 (or THB 3,000,000) — Thai or non-Thai health insurance, or non-Thai social welfare, covering all medical expenses including COVID-19
- Clean criminal record and a basic medical certificate

- For remote workers/freelancers with foreign clients, or 'soft power' activities (Muay Thai, cooking, medical treatment, cultural events, etc.) — also now open to startup founders and academic researchers
- Language schools no longer qualify as a soft-power activity as of 2026 — that route is the Education (ED) visa instead
- No Thai work permit issued — must work remotely for employers/clients outside Thailand
- Applications are e-Visa only and must be filed from outside Thailand — the system checks IP/GPS location to block in-country applications, and the 500,000 THB fund-seasoning rule is strictly enforced in 2026
